Square plots are architecturally efficient because there are no awkward proportions to work around. On a 30×30, after setbacks the usable interior is roughly 27×27 feet per floor. A central staircase placement works naturally in this proportion — it sits at the geometric centre, giving equal access to rooms on all four sides. This is harder to achieve on rectangular plots where a central staircase often eats into one room or creates an odd L-shape corridor. The square form also makes it easier to place windows on all four sides for cross-ventilation.
